SEO for multi-location trades: the architecture most companies get wrong

If you operate in five cities and your website has one 'Service Areas' page, you're invisible in four of them.

Most multi-location HVAC and plumbing sites are built like single-location sites with a city dropdown bolted on. Google reads them the same way: as one location, vaguely serving several places, ranking strongly in none.

The fix is structural, not cosmetic.

The architecture that ranks

A multi-location trades site that ranks in every market has three layers:

  1. City-level service hubs — one page per city, per primary service. /austin/ac-repair, /austin/water-heater, /round-rock/ac-repair. Real local content, not the same paragraph with the city name swapped.
  2. Neighborhood pages for the markets that matter — /austin/ac-repair/north-loop for the dense urban areas where intent is concentrated.
  3. Google Business Profile per location with consistent NAP, separate review streams, and unique service area definitions.

The work isn't building the pages. It's making them genuinely different from each other.

What "genuinely different" means

Google's local algorithm rewards specificity. That means:

  • Real photos of your team in that city, not stock.
  • Genuine reviews from customers in that ZIP, surfaced on the page.
  • Local price ranges, permit info, and code requirements (HVAC sizing rules vary by climate zone).
  • Internal links between the city hub and the relevant blog content, FAQ, and case studies.

If two of your city pages have the same body copy, neither will rank. Google figured that pattern out years ago.

The mistake we see most often

Operators with 10+ locations almost always have the same problem: they treat the website as marketing collateral instead of operating infrastructure. The CMO owns it, not the COO.

The locations that rank are the ones whose city pages get updated when operations change: new techs, new equipment lines, new code in the jurisdiction. The locations that don't rank are the ones running a 2022 page in 2026.
